Eastport, One Year Later: What's Actually Open Versus What Just Sounds Open

On November 15, 2025, a local Villages newsletter declared that Eastport was open, full stop, with Bellaire golf, Prime & Ember, and Portside Coffee Bar ready to go. Three months later, in mid-February 2026, a different local update described the same district as "not yet complete," with several concepts still under construction. Both were accurate. Neither told the whole story.

If you have felt confused about what you can actually walk into at Eastport on a given Tuesday night, you are not missing an announcement. The district has been rolling out in overlapping pieces since last summer, and it is still doing that now, nine months after its first grand opening claim and counting.

The district that opens in installments

The Villages has built town squares before. Spanish Springs, Lake Sumter Landing, and Brownwood Paddock Square each settled into their rhythm of nightly live bands and dancing years ago, and that rhythm is the baseline residents expect from a Villages square. Eastport is not following that script. Villages Entertainment has said directly that it is running a different approach here, starting with a mix of lower-intensity formats while it figures out what fits.

That is a meaningful distinction if you are planning your evening around what a "town square" usually means in this community. Eastport in August 2026 is not a smaller version of Brownwood. It is its own experiment, and treating it like a square that is simply behind schedule means missing what is actually available there right now.

Here is the opening sequence as it has actually happened, not as any single announcement described it.

Notice that the hotel opening alone gets described two different ways, a December debut in one account and a January 9 date everywhere else. That is not an error on your part. That is the district.

What you can actually eat tonight

Strip away the future-tense language and here is what has a working kitchen right now. Prime & Ember, the steakhouse from FMK Hospitality Group, has patio seating over the water and has been drawing early praise for its atmosphere and service. Inside Hotel Eastport, Yamas is serving Eastern Mediterranean food built around Greek, Turkish, and Levantine flavors, grilled branzino among them, with lunch running 11 a.m. to 4 p.m. and walk-ins welcome. Wednesdays there run half off wines under $70. The same building holds Sundaze, an ice cream counter working with a Central Florida creamery, and the Boardwalk Bar for a happy hour cocktail. Portside Coffee Co. is pouring coffee out of the sales office building, which is a strange address for a coffee shop until you remember this whole district is still being built around itself.

Two more were still in the pipeline as of the most recent confirmed update this past June: Oak & Stone Craft Beer & Artisan Pizza and Maseritas Tacos & Tequila Cantina, both targeting the third quarter of this year, with Mia Sorella's resort wear shop penciled in for late 2026. The tacos concept has been in the works the longest. It was first announced back in August 2025 under the simpler name Tacos & Tequila Cantina, which means close to a year will have passed between announcement and an actual dining room by the time it opens.

The golf course still growing into its surroundings

Bellaire Executive Golf Course opened for play on November 5, 2025, a Level 2, par-27 layout with nine holes and TifEagle greens. It is free to residents and their guests, with the adjoining driving range and golf academy open to the public as well.

Early rounds surfaced some honest feedback: the rough is deep enough that golfers report losing balls easily, and as of a February 2026 visit, the land around several holes was still under construction, with a visible water treatment tank beside the course that most expect to blend in once the surrounding neighborhood fills in. None of that is a knock against the course. It is what golfing inside an active build site looks like. The back stretch, holes six through nine, runs along water with a view of the hotel from the seventh tee, and one golfer who reviewed the course early guessed this stretch has the makings of one of the prettiest in the community once the planned homes fill in around it.

If you tee off expecting the polish of an established Villages course, you will notice the rawness. If you tee off expecting a course still becoming itself, the rawness is part of the appeal, at least for now.

Why the nights feel different here, on purpose

Spanish Springs, Lake Sumter Landing, and Brownwood run on the same formula: live bands, dancing, a packed schedule every night of the year. Eastport is deliberately not doing that yet. Villages Entertainment has said it is starting with:

"a broader mix of lower-intensity formats, including solo performers, DJs, game nights, and movies, while evaluating what works best for this location."

If you show up expecting a full band on the Eastport stage and find a DJ or a movie night instead, that is not a downgrade or a sign the district is behind. It is the stated plan. Entertainment programming, seating, and sound levels are described as still evolving as more of the district opens and Villages Entertainment gathers feedback from residents actually there. In practice, that means Eastport nights right now feel quieter and more experimental than the other three squares, and that gap is intentional rather than accidental.

What's genuinely ready for a Villager tonight

Setting the coming-soon list aside, here is what a resident can actually build an evening or a Saturday around at Eastport as of this writing:

• Dinner at Prime & Ember's patio, or Yamas inside Hotel Eastport, followed by Sundaze for dessert
• A round at Bellaire, followed by a warm-up session at the Central Lake driving range or a stop at the golf academy
• An outdoor court session or a walk through Sophie Doodles Canine Park at Olympia Recreation, now joined by an indoor Athletic Club and the Summit climbing wall
• A guided kayaking tour of Central Lake, now available through the recreation department
• Coffee at Portside, tucked inside the sales office building, before any of the above

That is a real evening or weekend, not a placeholder. It just is not the full square experience Brownwood or Lake Sumter Landing residents are used to, and won't be until the next wave of openings lands later this year.

The takeaway for anyone living nearby

Eastport is not behind. It is doing something The Villages has not tried before: opening in pieces, over more than a year, with a genuinely different entertainment format while it finds its shape. The district itself will keep announcing new chapters all the way through the rest of 2026.
